ReplyDeleteThere continues to be an impression, partially cultivated by official commentary, that this "affordable housing" is for "our"--meaning "village", meaning Croton---residents. Once again, this housing cannot be reserved for OUR residents, meaning Croton residents, as in village residents. It must be affirmatively marketed and as far away as New Jersey.
DeleteThat's correct. Lawyers said so and are on record. This housing is not for OUR residents.
DeleteSo there is no benefit except to get the property back on the tax roles. So why not go for luxury housing and increase the revenue to the village and get the maximum benefit for the residents?
DeleteRegarding the taxes--back in 2021--Regarding the PILOT; this is a PAYMENT IN LIEU OF TAXES...in order to encourage more or less this type of housing/Regan Development .... Regan is seeking a PILOT (Payment in Lieu of Taxes) in order to qualify for funding through the New York State Offices of Homes and Community Renewal. The terms of the 30-year PILOT agreement call for an annual payment of just $70,000 increasing by 3% annually per the agreement.
